There are speciality signs for Chase Field, Convention Center. Try turning the entire downtown into a speciality destination by adding everything with signs: Art Museum, Heard Museum etc. When it all becomes a vacation destination people will percieve it as more valuable. Instead of just another building..it's a destination.
