Direct 30% of future growth along existing and planned extensions of the Light Rail Line. Given the amount of vacant land and by adaptively reusing underutilized commercial buildings, we can accommodate residential mid-rise development and provide supportive community facilities that serve residents. Our future depends on our ability to grow responsibly.

by Bob D3 How to direct this growth? What kinds of incentives? Does the City have enough resource to do it alone? How can the County, State and Federal incentives be coordinated>

by Bob D3 I remember there had been provision for a permitting ombudsman to facilitate downtown development - before the recession. Perhaps that position could be jointly funded by the Cities, County, State and Federal for Light Rail development?

by Bob D3 Minimum parking standards certainly eat up a tremendous amount of ground - and I think there is a Transit Oriented Development waiver of those for projects within a certain radius of a Light Rail stop. I think this 60+ unit development needs only 20+ parking spaces for instance: http://www.nativeconnections.org/housing/affordable-housing/devine-legacy-on-central
