If you look at the redeveloped corner at 7th Ave and McDowell it is older buildings that have been renovated.. but something else is at work: Character, Walkability... like a small town environment. In future Shopping Centers try to create a walkable small downtown center feel with parking behind. It's a big idea because it's all private funds that would BUILD up/reinforce the civic nature of Phoenix.
