In future planning, I think that the city should encourage small downtown/main streets in the neighborhoods it builds. The zoning should flow from these main streets like small towns that have come together (think east coast or even some smaller California communities) that make the little downtown strips walkable. Phoenix relies too much on strip malls for this, it needs to be more like 7th avenue, and not artificial feeling. The building blocks should be a community library or other meeting spot with parking behind it, with commerce around it in a mixed use setting then homes around it and walking up front that is shaded, with street parking and only 1 or two lane roads with pedestrian crossings. I would say mill avenue is an archetype, but it should be more consistent with each neighborhoods feel in terms of aesthetics. It should pop up on you. I am so sick of huge complexes.
