If you look at Downtown Phoenix, There is nothing whimsical.. no one would allow that!... But.. you also have stifled APPEAL. A solution is a themed area. There must be a specific themed area that is highly enjoyable to be.. That is why DT Scottsdale thrives and DT Phoenix tanks. Pick some themes, deal with some ideas. Downtown DISNEY in Orlando singlehanded killed DT Orlando, FLA.. why? People went to the Downtown DISNEY cause it was FUN! All this depressing anonymous box thought is boring! There is a way to : Be classy, yet fun! Be entertaining yet a great business venture$$!. Think: DowntownDISNEY, Fisherman's WHARF, etc. Don't put someone Boring in charge of this project. If it isn't a JOLT for DT Phoenix, don't bother. It should address shade, misters, variety, walking, flowers, parking, food, shopping. A street level attraction with a central walkway and back level bikeway...without this DT Phoenix will never attain true success as a downtown area. Family/Tourist/Conventioneers!
