I think what's missing is someone who understand Visual Dynamics for 7th street and 7th Avenue from Buckeye to the 1-10. It's a world class Environment naturally in Arizona but the "road packaging" entering downtown is somewhat lackluster. A carefully crafted entrance and exits and signage would SPARK up downtowns appeal.
